With sealed bids, gazumping and faster exchanges returning to the high-end London property market, buyers increasingly need to be prepared to move quickly when the right opportunity arises.

Robinson shared his top tips for helping high-net-worth buyers achieve a smoother and faster property exchange.

1. Get your paperwork in order

Buyers using mortgage finance should prepare their paperwork as early as possible. Lenders need a clear understanding of a borrower’s identity, wealth, income and ability to repay, and delays can occur when this information is not readily available.

2. Assemble the right team

A strong team of experienced professionals can help keep a transaction moving efficiently. Depending on the purchase, this may include a mortgage broker, buying agent, lawyer, tax adviser, surveyor and insurance broker.

Working with professionals who are experienced in high-value transactions and able to coordinate effectively can help reduce delays throughout the process.

3. Invest in the right legal advice

Legal representation plays a key role in protecting the buyer’s interests and progressing a transaction to completion. Robinson highlighted the importance of choosing an experienced lawyer with a strong understanding of the relevant property market.
